Business Bay

Business Bay is a Dubai Properties masterplan conceived as Downtown's extension across the canal. It is now the most densely built area in Dubai after Downtown: dozens of towers by Damac, Omniyat, Select Group, plus JW Marriott Marquis (the world's tallest hotel until 2019), SLS Dubai and Vela. The Dubai Canal runs through it with a pedestrian promenade. Prices are 30–40% below Downtown with comparable infrastructure, making the area especially popular with first-time buyers and rental investors. Yields run 6–8% annually.
