LUMENA by OMNIYAT
LUMENA by OMNIYAT is a commercial office tower developed by Omniyat on Sheikh Zayed Road, where Business Bay meets Downtown Dubai. It was unveiled on 18 June 2025 at the Museum of the Future. Omniyat's launch announcements described a 48-storey tower; its project page lists 47 levels and names GAD as the architect.
According to the developer's project page, the tower has 99 offices, 81 standard office units and 18 half-floor units, with about 561,100 sq ft of office space, 25,618 sq ft of retail space and more than 1,000 parking spaces. Listed shared facilities include a Sky Theatre, a Sky Pool, an owners' club and a business centre. Omniyat gives Q4 2029 as the planned completion date.
In January 2026 Omniyat reported that the coordinated concepts for the LUMENA towers were complete and that enabling works, shoring, piling and excavation would proceed during the year. Omniyat's later LUMENA ALTA development is located next door.
