Bayz102

Bayz102 is a residential tower by Danube Properties on Al Mustaqbal Street in Business Bay, Dubai, on the same street as the developer's Bayz101. Danube unveiled it on 12 September 2024 as a tower of more than 100 levels, one level taller than Bayz101, with a helipad intended for air taxis (eVTOLs). The developer's project page describes it as a 102-level skyscraper; the CTBUH Skyscraper Center lists it at 362 m with 103 floors above ground and 4 below, construction starting in 2025 and completion expected in 2028.
At the launch Danube spoke of 1,300 fully furnished units; its project page now lists 956 apartments, from studios to four-bedroom homes and penthouses, and CTBUH gives 953. Retail outlets and more than 40 amenities were announced, among them a health club, swimming pool, jogging track, business centre, sky bar and outdoor cinema.
CTBUH names Archgroup Consultants as architect. In its construction update based on a 30 September 2026 inspection, the developer reported shoring and piling complete and excavation in progress.
