By 2014 DAMAC Properties had acquired a large plot on Sheikh Zayed Road in northern Business Bay. The concept — a masterplan of 5 differently-typed towers (residence, offices, hotel), forming a 'micro-city' within the district. It was one of the last opportunities to develop a frontage plot on Dubai's main highway.
Construction began in 2016 with planned delivery in 2020. The 2020–2021 pandemic and associated supply-chain issues delayed Tower A's handover to 2023 — a 3-year delay. Paramount Hotel opened in 2022; remaining towers delivered through 2023–2024 in phases.
Today Aykon City is one of Business Bay's most liquid mid-segment addresses. Large inventory sustains an active secondary market (40–60 units on sale at any time). Residents are predominantly investors using short-term programmes and expats on 1–2-year contracts.
