Downtown Dubai

Downtown Dubai is a 200-hectare Emaar masterplan at the heart of the emirate. It is home to Burj Khalifa, Dubai Mall (the world's largest shopping mall by area), Dubai Opera and the Dubai Fountain. Housing stock is predominantly vertical: high-rise towers from the Address series, Burj Vista, The Lofts, South Ridge, Boulevard Point and Forte. Ready apartments trade at around 2,100–2,500 AED per square foot on average, with new builds starting from 2,400 AED. For investors, Downtown does not deliver the highest rental yield in the emirate (4–6% annually), but it offers consistent liquidity and steady demand from expats and short-term rental tourists. The Burj Khalifa / Dubai Mall metro station on the Red Line connects the district to DXB international airport in 12 minutes.
