Waldorf Astoria Residences Dubai Business Bay

Waldorf Astoria Residences Dubai Business Bay is a residential tower project by NABNI Developments in partnership with Hilton, whose Waldorf Astoria brand it carries. According to the developer, NABNI and Hilton signed the partnership in 2024, and the project is Waldorf Astoria's first standalone residence project outside the United States. CTBUH lists the developer as Al Jaziri Brothers and Dubai Properties; NABNI was formerly known as Al Jaziri Properties. The developer places the tower in the Business Bay/Downtown Dubai district; CTBUH gives its address as Burj Khalifa Street and Emaar Boulevard.

NABNI opened sales in May 2025. According to the developer, the tower is 350 metres tall with 65 storeys and 146 residences in three collections: one- to three-bedroom residences, four-bedroom residences with sky villas and sky mansions, and a Sky Palace occupying four floors. CTBUH also gives a height of 350 m but lists 70 floors above ground and 3 below. The architecture is by Carlos Ott and the interiors by Hirsch Bedner Associates (HBA).

At the sales launch the developer said ground-breaking was scheduled for June 2025 and handover was planned for Q4 2029. CTBUH lists the project as proposed, with completion expected in 2029.
