One by Binghatti is a residential tower developed by Binghatti on Marasi Drive in Business Bay; launch reports describe it as a waterfront project with views of the Dubai Water Canal. The CTBUH Skyscraper Center lists it as under construction since 2024, with an architectural height of 296 m, 68 floors above ground, 3 below ground and 656 apartments; CTBUH notes that these figures may change until the building is completed and gives 2027 as the expected completion year.
CTBUH names Silver Stone Engineering Consultants as architect and Granada Europe Construction as main contractor. Binghatti announced the project in May 2024, with a launch event scheduled for 27 May 2024 at the Bvlgari Yacht Club on Jumeirah Beach. Launch reports listed swimming pools for adults and children, sports facilities including basketball and street soccer, a sauna, steam room and health club, a running lane and a viewing deck.
