Dubai Marina is one of the most sought-after areas among Russian and European buyers. The 3 km artificial marina is lined with Princess Tower, Marina 101, Cayan Tower, Elite Residence, 23 Marina, Ocean Heights and dozens of other towers. Mature infrastructure: Marina Mall, promenade restaurants, Marina Walk, two metro stations. Direct access to JBR beach. Average prices for ready apartments are around 2,100 AED per square foot; new builds in Marina are rare and start from 2,800 AED. Long-term rental yields run 6–7%, with short-term yields higher thanks to tourist demand. Per DLD data, the district has consistently ranked in Dubai's top three by transaction volume for several years.
