EMAAR · 2018 LAUNCH STATEMENT

By 2017, dense development in core Downtown was approaching saturation — only 2–3 free plots remained for large residence projects in the heart of the district. Emaar acquired one of the last, and designed Burj Royale as an 'entry point' for first-time Downtown buyers. The main goal — to preserve accessible price points in a district drifting year by year toward ultra-luxury.

02Construction2018 — 2022 · CONSTRUCTION

Construction ran 2018–2022. Apartment design was optimised for rental: compact open-plan kitchens, minimised corridors, maximum bedroom-to-total-area ratio. Sales launched in 2018 with focus on investors — around 75% of units were sold before the pandemic.
