Burj Vista is a two-tower Emaar residential complex in Downtown Dubai, delivered 2017. The taller building (Tower 1) has 65 storeys, the shorter (Tower 2) has 20. The location sits literally opposite Burj Khalifa, 200 metres across Sheikh Mohammed bin Rashid Boulevard. This grants a direct Dubai Fountain view from most upper-tower units.

Architect: Adrian Smith + Gordon Gill Architecture (after Adrian Smith left SOM, his new firm AS+GG designed several Downtown projects). Stylistically, Burj Vista is a contemporary residence without signature architectural moves; its value lies in location and view rather than form.

Inventory: 525 apartments across both towers. The tall tower hosts larger layouts (2-, 3- and 4-bedroom), the shorter one — 1-bedroom and studios. All units have floor-to-ceiling glazing, Emaar Premium-standard finishes: warm tones, quartz countertops, Bosch appliances. On the podium: pool, fitness centre, kids' club, residents' lounge.

Current pricing: 1BR from 2M AED, 2BR from 3.2M, 3BR from 5M, 4BR from 9M. Yields 5–6%.

EMAAR · 2014 PROJECT BRIEF

By 2012, Burj Khalifa had been operating for several years, and Emaar held a unique asset: boulevard plots with direct views of the tower. Burj Vista was conceived as a 'contemplative residence' — a place whose windows look out at Burj and the Dubai Fountain, while the object itself remains a background. The contract went to Adrian Smith + Gordon Gill Architecture — the firm Adrian Smith founded after leaving SOM. This provided stylistic continuity: the same architect who designed Burj Khalifa was now designing a residence opposite it.

02Design2014 — 2015 · DESIGN

AS+GG designed a two-tower complex of differing heights. Tower 1 (65 floors) is the principal object, sited closer to the boulevard with the best Burj Khalifa views. Tower 2 (20 floors) is compact, on the inner part of the plot, with views mostly toward Downtown itself.

The layout concept is deliberately simple: panoramic windows (floor-to-ceiling), compact service zones, optimised usable area. Finishes are Emaar Premium standard, without luxury markups. This kept the price point accessible for the premium segment (from 2M AED for a 1BR), while delivering the best Downtown view.

Construction ran 2014–2017 under contractor ALEC. By handover, around 70% of units had been sold — standard for Downtown projects by Emaar, where demand forms long before delivery.

Burj Vista is a typical example of a 'view-driven' Downtown residence: value is defined not by the object's architecture but by what you see through its windows. This explains the pricing dynamic: 2-bedroom units with direct Burj Khalifa and Dubai Fountain views trade at a 30–40% premium over identical units facing the courtyard or neighbouring buildings.

The taller tower is mostly occupied by expats on long-term contracts. The shorter one — more short-term rentals via Airbnb and Booking. Yields 5–6% per annum on long-term, up to 8% on short-term.
