Address Sky View is a pair of 56-storey towers in Downtown Dubai connected by a glass bridge on the 50th floor. Inside the bridge — an infinity pool with direct views of Burj Khalifa, becoming one of Dubai's most photographed architectural moves in recent years. Delivered in 2020.

Two identical-height buildings — 56 storeys, 248 metres — joined by a 30-metre sky-bridge. The concept echoes Address Beach Resort which opened later the same year: slender parallel towers plus a horizontal 'connector' with the key amenity. Architecture by Skidmore, Owings & Merrill (the Burj Khalifa firm). Construction by ALEC.

The lower floors of one tower house the Address Sky View hotel with 169 keys. Residences total 169 apartments across both towers: 1-, 2-, 3- and 4-bedroom layouts from 95 to 380 m². All units feature floor-to-ceiling glazing, premium finishes (Address-standard), and full hotel service access.

Location is at the heart of Downtown — 5 minutes to Dubai Mall, 7 to Burj Khalifa, 4 to Burj Khalifa / Dubai Mall metro. Current pricing: 1BR from 4M AED, 2BR from 6.5M, 3BR from 11M, 4BR from 22M.

01Origin2014 — 2016 · CONCEPT

«An object in Burj Khalifa's shadow must either step back or do something Burj can't — a horizontal gesture.»

By 2014, Downtown Dubai already had Address Downtown and Address Boulevard operational, and Emaar were looking for a third object that wouldn't duplicate the existing. The idea came from neighbouring Burj Khalifa: instead of yet another vertical tower — a horizontal architectural gesture. The contract went to SOM (the same firm behind Burj Khalifa), ensuring stylistic coherence across the entire Downtown ensemble.

02Design2016 · DESIGN

SOM designed two identical towers, 248 metres tall, set 30 metres apart. On the 50th floor they're connected by a sky-bridge — an 8-metre-wide glazed walkway housing an infinity pool, a lounge zone, and the CÉ LA VI restaurant with panoramic Burj Khalifa views.

A key detail — the glass-floored section of the pool over the street below. This was a deliberate gesture: Address Sky View became part of Downtown's urban landscape, not a discrete object. Tourists and residents of nearby blocks see the pool from below.

Construction was executed by ALEC. The hardest moment was installing the sky-bridge: a 30-metre steel structure with a glass bottom was lifted from ground level with a strand-jack system and mounted between the towers at 200 metres above ground. This operation took place in 2018. After installation, the glass floor (multi-layer triplex) was load-tested: per m² the structure holds up to 800 kg under pedestrian loading.

Address Sky View opened in Q1 2020 — literally weeks before pandemic restrictions began. Despite this, by official opening around 80% of residences were already sold. The sky-bridge proved to be the principal magnet: tourists and Downtown residents quickly turned the infinity pool into a must-photo location alongside At The Top on Burj Khalifa.

05Life today2020 — TODAY · LIFE

Today Address Sky View is one of the most sought-after hotel-residence objects in Downtown. Hotel occupancy consistently exceeds 80%. Upper-floor residences with direct Burj Khalifa views are the most liquid units in this category in all of Downtown: average resale time is 2–3 months.

Prices per square metre have risen 30% since handover. The most coveted — 2-bedroom units with Burj Khalifa views: rarely more than 2-3 are available on the market simultaneously.
