Views are multi-directional: Burj Khalifa and Dubai Fountain on one side, Persian Gulf and horizon on the other. This is rare for Downtown, where typically only one side has a 'star' view. As a result, virtually every Opera Grand unit carries a view premium.

EMAAR · 2016 OPERA GRAND BRIEF

By 2014 Downtown Dubai had taken shape as a district of compact residence objects: studios, 1- and 2-bedroom apartments dominated the inventory. Families with children were effectively excluded from the area. Emaar set out to correct this disproportion by designing Opera Grand specifically for the family segment: 2-bedroom and larger only, expanded floor plates, additional amenities (cinema rooms, kids' areas).

02Construction2016 — 2019 · CONSTRUCTION

Construction ran 2016–2019. The finishing concept was designed for long-term occupancy: quality materials, marble bathrooms, parquet in bedrooms, enlarged storage. Sales launched in 2016 with focus on the family segment — primary buyers became high-net-worth expats with children, not tourists or investors.

By Q4 2019 handover, around 80% of units had been sold. Residents are primarily families with children, with schools at GEMS Wellington and Hartland International 8–10 minutes away. This created a stable long-term population with minimal rotation.

Today Opera Grand is one of Downtown's most stable addresses. Average lease length: 3–4 years (vs 1–2 in typical Downtown towers with compact units).
