Address Boulevard is a 72-storey Emaar complex on Mohammed Bin Rashid Boulevard, delivered 2017. At 368 metres it's one of Dubai's tallest hotel-residence objects (after Address Downtown 306m, JW Marriott Marquis 355m, Address Sky View 248m).
The lower floors house the Address Boulevard hotel (196 keys); above are 196 residences: 1-, 2-, 3-, 4-bedroom and penthouses. Sizes 95 to 600 m². It's the fourth Address object in Downtown (after Address Downtown 2008, Address Boulevard Point, Vida Residences 2021), forming the 'Address cluster' concept in core Downtown.

By 2012 Address Downtown was already operating, and Emaar was forming the 'Address cluster' in Downtown — a series of hotel-residence objects under unified management. Address Boulevard became the tallest (368m), conceived as the flagship on the district's main pedestrian artery — Mohammed Bin Rashid Boulevard.
Construction ran 2014–2017. In January 2017 the well-known fire occurred at neighbouring Address Downtown, accelerating the UAE Building Code update. Address Boulevard was delivered already under the new, stricter facade-material requirements.
Today Address Boulevard is one of the most sought-after hotel-residence addresses in Downtown. Price per square metre runs 30–40% above Forte (Emaar's neighbouring residence-only) thanks to branded service. Residents are predominantly wealthy expats and investors valuing the full hotel programme.
