The Lofts is a three-tower complex of 36-storey Emaar buildings (Central, East, West), delivered 2010. It was one of Downtown's earliest residence objects, opening right after Burj Khalifa. Around 700 apartments across the three blocks: from 50 m² studios to 3-bedroom duplexes.

The signature feature: loft layouts with double-height living-room ceilings (4.5m). This was rare for Dubai residences at the time and became the project's hallmark. Additionally, duplex units use open staircases and mezzanines, referencing Manhattan loft conversions of former factories.

Location: literally between Burj Khalifa and Dubai Fountain, 2–3 minutes' walk to Dubai Mall. On the podium: a large pool with direct Burj Khalifa view, fitness centre, residents' lounge.

Resale: studios from 1M AED, 1BR from 1.4M, 2BR from 2.5M, 3BR duplexes from 4.5M. Yields 6–7% — stable thanks to location and address recognition.

By 2005 Burj Khalifa was already under construction, and Emaar was shaping the residential surroundings of the mega-project. The Lofts became one of the earliest residence objects in the Downtown plan — delivered in 2010, just months after Burj Khalifa itself. The idea: loft stylistics referencing New York and London industrial conversions — double-height ceilings, open layouts, mezzanines.

02Construction2007 — 2010 · CONSTRUCTION

Construction ran 2007–2010, parallel to Burj Khalifa. The three blocks — Central, East and West — share a unified architectural language but differ in orientation: Central faces Burj Khalifa and Dubai Fountain directly; East and West look toward the boulevard and the second-line view. This drives the price differences between blocks.
