By 2013 most premium plots in core Downtown were built up. The corner plot at Boulevard / Burj Park was one of the last — Emaar acquired it and designed Boulevard Point as a 'view tower' specifically: every unit gets either direct Burj Khalifa, Boulevard panorama, or both in corner units.
Construction ran 2014–2017. Layout design was optimised for view-frontage maximisation: more windows, fewer internal walls, open-plan kitchens, dual-side balconies in corner units. By delivery, the object was 90% sold.
Today Boulevard Point is one of Downtown's most liquid residence-only addresses. Corner units with dual-aspect views trade at a 30–40% premium over standard ones. Residents are predominantly investors using short-term programmes and expats on long contracts.
