Six Senses Residences Dubai Marina is an ambitious Select Group project in partnership with Six Senses (part of IHG Hotels & Resorts with a wellness focus). By 2021, Dubai Marina was densely built with high-rise towers but had received no new iconic vertical since 2012 (Princess Tower). Select Group, after Marina Gate's success, initiated talks with Six Senses about an ultra-luxury wellness-residence partnership. The principal decision: make a residence-only object without a hotel, but with full-time wellness service on amenity floors. Launch in 2023 with the declared goal: 'world's tallest residence.'

02Launch2023 — 2024 · LAUNCH

Sales launched in 2023 with starting prices from 6M AED for 2-bedroom. The object quickly attracted ultra-high-net-worth buyers — around 80% of units sold in the first year. Off-plan resale prices climbed to 9M AED for the same 2-bedroom — 50% capital appreciation over 12 months.
