Marina Gate is a three-tower Select Group complex at the very entrance of Dubai Marina, where the marina meets the open sea. Tower 1 was delivered 2017, Tower 2 in 2018, Tower 3 (Jumeirah Living Marina Gate) in 2019. Around 1,100 apartments total — one of Marina's largest residential complexes by unit count.
Towers 1 and 2 are standard Select Group residence objects with pools, fitness centres and BBQ zones. Tower 3 is a separate format: hotel-residences under the Jumeirah Living brand, with hotel service for residents and a hotel programme for rentals.
The defining feature of the whole complex: private yacht moorings directly at the entrance. This gives residents the ability to keep a yacht 1 minute from their apartment — particularly valuable for active buyers in the yachting segment.

In 2010 Select Group acquired a large plot at the very entrance to Dubai Marina — where the marina meets the open sea. By then this was one of the last free 'gateway' positions in the district. The concept: three towers of differing heights and stylistics, forming the visual 'gates' of Marina when approached from sea or coastal road.
Construction proceeded in phases: Tower 1 — 2013–2017, Tower 2 — 2014–2018, Tower 3 — 2015–2019. This let Select Group distribute load and test demand: after Tower 1's sales success, a partnership with Jumeirah was negotiated for Tower 3, turning it into the most expensive hotel-branded residence in the complex.
The main infrastructure feature: private yacht moorings at the entrance. Yachting services (fuel, maintenance, maritime security) are provided on-site via partnerships with local yacht clubs. On-grounds: three separate pools (one per tower), a shared fitness centre, ground-level retail.
Today Marina Gate is one of Marina's most actively-traded addresses on the secondary market. Large inventory sustains steady supply and demand. Tower 3 (Jumeirah Living) hosts the complex's most expensive units thanks to branded service. Residents are a mix of long-contract expats, investors and owner-occupants.
