Sidra Villas is a series of Emaar private villas in Dubai Hills Estate, delivered 2018. It's the district's first and largest villa cluster — around 600 detached villas with 3, 4 and 5 bedrooms, sizes 220 to 460 m².

Dubai Hills Estate is built around an 18-hole championship golf course, and Sidra Villas are the closest to the course in the district. Some villas sit directly on the fairway (golf-front villas) — the most premium part of inventory; others face Dubai Hills Park or sit within the community.

Each villa has: a private 100–250 m² garden, optional pool, 2–3 parking bays, rear terrace, maid's room. Finish standard is Emaar Premium for villas: marble bathrooms, parquet flooring, Italian kitchens.

Pricing: 3BR from 4.5M AED, 4BR from 6M, 5BR from 8M. Golf-front villas carry a 30–40% premium over standard pricing.

When planning Dubai Hills Estate, Emaar and Meraas bet on the family segment. Apartments (Park Point, Park Ridge) — for child-free couples and singles; villas (Sidra) — for families. The golf course was the key argument for the villa segment: Dubai buyers will pay a premium for direct fairway access.

02Construction2016 — 2018 · CONSTRUCTION

Construction ran 2016–2018. All 600 villas are detached with private plots. The golf course was built in parallel, opening in 2019. By villa handover in 2018, most units had already sold — golf-front villas went first.

03Life today2018 — TODAY · LIFE

Today Sidra Villas is Dubai Hills Estate's most stable villa address. Residents are predominantly families with children (3+ children isn't rare), full-time owners. Low rotation (5+ years average tenure), stable appreciation. Price per square metre has risen 1.8x since handover — steady growth without volatility.
