In 2013 Emaar and Meraas announced Dubai Hills Estate — a family-district masterplan over 11 million m². The main element became an 18-hole golf course and Dubai Hills Park — the district's largest park (180,000 m²). Park Point was announced as one of the first residence objects with direct park access.
Construction ran 2016–2018. Layout philosophy targets families: more 3-bedroom units than 1-bedroom, emphasis on storage, balconies for outdoor dining. By delivery, around 90% of units had been sold — a high figure for a new district.
Today Park Point is one of Dubai Hills Estate's most stable addresses. Residents are predominantly families with children attending local GEMS Wellington Academy and Dubai Hills English Speaking School (5 minutes). Low rotation (4–5 years average lease length), stable yields.
