City Tower One

City Tower One, also listed as City Tower 1 and marketed as City Tower, is a tower at 50 Sheikh Zayed Road, opposite Emirates Towers and the Museum of the Future. It was developed by H&H Investment and Development; the CTBUH Skyscraper Center names The Galleria Investment as owner. According to CTBUH, the tower is 362.8 m tall with 94 floors above ground and one basement level, and holds 695 apartments. H&H describes a basement, a ground floor and 93 upper floors combining homes and offices; apartments range from studios to four bedrooms.

The design architect is Pelli Clarke & Partners, with EDSA as landscape architect, Arcadis as engineer of record and Arup as facade engineer. The architects describe a deep multi-storey frame with vertical sunshades, a champagne-toned facade and a porte cochère with screens inspired by mashrabiya. A nine-storey parking building, linked to the tower by a bridge, carries the residents' amenity deck; CTBUH counts 1,253 parking spaces. Tihany Design worked on the interiors of the shared spaces.

CTBUH records the project as proposed in 2018, under construction from 2022 and completed in 2026. In May 2026 the agency betterhomes announced the exclusive launch of the tower for long-term leasing, with move-in from June 2026; H&H manages the building. Tabreed supplies the tower with 5,300 refrigeration tons of district cooling from its plant in Al Satwa.
