FIVE Palm Jumeirah is a 16-storey hotel-residence complex on the trunk of Palm Jumeirah, delivered 2017. It originally opened under the Viceroy brand, but in 2019 was rebranded to FIVE Hotels & Resorts — World of Wonders Group's own marque, aimed at a young luxury audience.

The FIVE concept differs radically from Palm neighbours (Atlantis, Anantara, Waldorf Astoria) — it's not a classic resort but a lifestyle object with Dubai's most active event programme. On-site: Maiden Shanghai (premium pan-Asian), Praia (beach club with Balinese cuisine), The Penthouse (DJ nightclub), Soul Beach Club. On weekends, 5,000–10,000 guests pass through.

221 residences: from 1-bedroom to four-storey penthouses with private rooftop pools. All units have direct access to a 70-metre private beach. Sizes from 95 to 750 m².

The positioning is clear — this is an address for buyers who purchase not just an apartment but lifestyle access. The secondary market accordingly works differently: buyers come for the event scene rather than pure residential function. Pricing: 1BR from 3M AED, 2BR from 4.5M, penthouses from 25M. Yields 7–9% — above the Palm average thanks to short-term arbitrage through the FIVE programme.

«Palm already has five-star resorts for families. It needs one — for people who want something different.»

WORLD OF WONDERS · 2014 BRIEF

In the early 2010s, Palm Jumeirah already had Atlantis (mass family resort) and several luxury hotels under classic brands (Waldorf Astoria, Anantara). World of Wonders Group, a Dubai hospitality company, saw a gap: Palm lacked a 'young' lifestyle object in the spirit of Ibiza or Mykonos — a place people came not for classic resort service but for parties, dinners and beach clubs. The project originally launched under the Viceroy brand (partnership with the American luxury chain), with construction running 2014–2017.

02Construction and delivery2014 — 2017 · CONSTRUCTION

The architectural concept was not a vertical skyscraper (Palm allows no high-rise on the trunk apart from The Palm Tower) but a horizontal complex of several 16-storey blocks. Handover took place in 2017. Initially the object operated under the Viceroy Dubai brand. However, the Viceroy partnership didn't work out: the concepts diverged, with World of Wonders wanting more lifestyle and less classical hospitality. In 2019 the object was rebranded under their own FIVE marque.

03FIVE rebrand2019 · REBRAND

The 2019 rebrand was more than a sign change. World of Wonders Group fully reassembled the concept: launched Praia beach club (Balinese cuisine, weekend dance music), opened The Penthouse (DJ nightclub with international acts), added Maiden Shanghai (pan-Asian fine dining). By 2021, four restaurants and two clubs were operating on-site.

From then on, FIVE Palm became Dubai's loudest lifestyle address: 5,000–10,000 guests pass through on weekend events. This created a unique situation: residents live 'above the club,' which for some is hell (constant noise, crowds), for others a dream (access to everything without leaving the building).

04Life today2019 — TODAY · LIFE

Today FIVE Palm Jumeirah has one of the most polarised reputations among Dubai residential projects. Buyers split into two groups: those who buy specifically for short-term rental via the hotel programme (yields up to 9% annually, constant demand thanks to the event scene), and the rare full-time residents who actively enjoy the lifestyle.

Price per square metre here is lower than at neighbouring Palm luxury projects — Atlantis, Anantara, One at Palm — but yields are higher thanks to constant guest rotation. This makes FIVE one of the most popular addresses with Palm investors.
