Anantara Residences Palm Jumeirah

Seven Tides · Palm Jumeirah · 25.1080°N, 55.1360°E

Anantara Residences Palm is a residence complex attached to the Anantara The Palm Dubai Resort, delivered 2014. Developer: Seven Tides, a Dubai group focused on hospitality real estate. Two buildings (North and South) of 16 floors with 442 apartments total — from 50 m² studios to 3-bedroom penthouses with private terrace pools.

The Anantara hotel is an Asian luxury brand known for tropical aesthetics and Balinese spa service. Residents access the hotel's full infrastructure: 4 restaurants (including Mekong with Thai cuisine), 2 free-form lagoon-style pools, tropical gardens, Anantara Spa, and direct access to a 400-metre private beach. This creates a unique atmosphere — the complex operates as a resort village rather than a hotel tower.

Hotel rental programme — residents can pool their apartments and earn passive income (up to 7% annual yield at 70%+ occupancy). Alternative: long-term occupancy for personal use.

Pricing: studios from 1.8M AED, 1BR from 2.5M, 2BR from 4.5M, 3BR from 8M.

Story

01Origin2008 — 2010 · CONCEPT

«Palm needs varied luxury stylistics. Atlantis is for families. Anantara is for those who want Bali in Dubai.»

SEVEN TIDES · 2010 BRIEF

In the late 2000s, Palm Jumeirah was developing primarily in American-European luxury stylistics (Atlantis, Kempinski). Seven Tides — a Dubai developer with Asian roots — saw a gap: the island had no luxury object in Asian aesthetics. A partnership with Anantara (the Thai chain under Minor Hotels) provided the positioning: tropical architecture, Balinese spa, Asian cuisine. Open House: 2013; official handover: 2014.

02Construction & hotel integration2010 — 2014 · CONSTRUCTION

The architectural concept was unified with the hospitality piece: the North and South residence blocks sit around shared lagoon-style pools, restaurants and beach. Residents receive the same level of service as hotel guests (concierge, room service, beach service) without separation. This delivers a unique experience: a home with a permanent vacation atmosphere.

Interior finishes are Asian tropical: dark wood, rattan elements, warm tones, Balinese-style bathrooms with deep-soaking tubs. Residents receive a uniquely authentic experience distinct from the standard 'Dubai luxury.'

04Life today2014 — TODAY · LIFE

Today Anantara Residences is one of Palm's most popular beachfront addresses. Most owners enrol their apartments in the hotel programme (5–7% annual yield), some keep them for personal use. Price per square metre remains lower than neighbouring luxury projects (Atlantis, One at Palm), but the hotel programme makes total returns comparable.
