Bay Villas, Dubai Islands

Bay Villas is a gated residential community by Nakheel on Island B of Dubai Islands. Nakheel announced its launch on 21 February 2024 with four home types: five-bedroom Waterfront Villas on 680 m² plots along the shorefront promenade, four-bedroom Garden Villas, three- and four-bedroom semi-detached residences on 350 m² plots, and three- and four-bedroom townhouses in the western waterfront zone. Nakheel said the architecture draws on Emirati culture.

In August 2025 Nakheel awarded Fibrex Contracting the main contract to build the community, then described as 636 residences in five types: townhouses, semi-detached villas, garden villas, waterfront villas and three-storey, six-bedroom beachfront villas. In October 2025 Nakheel awarded Al Nasr Contracting Company a contract for the community's internal roads and utilities.

Nakheel lists Bay Villas on its construction-progress pages; its latest internal inspection there is dated 11 June 2026. The developer has not published a completion or handover date on the pages consulted.
