Dubai Creek Harbour was announced in 2014 as 'the new Downtown,' but by 2015 nothing in the district had yet been delivered. Emaar decided to launch a series of residence projects in parallel with district infrastructure. Harbour Gate became the first — a pilot testing market demand without an established district around it.

02Construction2017 — 2020 · CONSTRUCTION

Construction ran 2017–2020. By delivery, DCH had no developed infrastructure — just two or three towers and part of the promenade. This means Harbour Gate's first residents lived practically on a 'construction site' — the district was actively being built around them. By 2024 the situation had transformed completely: DCH became a full-functional district with schools, malls, marina, restaurants.

03Life today2020 — TODAY · LIFE

Today Harbour Gate is a stable mid-segment DCH address. Launch buyers earned solid capital appreciation (60% over 7 years), but new buyers enter a district that already has infrastructure — without the 'pilot project' discount. Residents are predominantly families and long-term hold investors.
