One Za'abeel is Dubai's headline architectural reveal of 2024. Twin towers joined between roughly 100 and 105 metres above ground by The Link — a 226-metre horizontal cantilever. In January 2024, Guinness World Records officially recognised The Link as the world's longest cantilever.

The design was led by Tokyo-based Nikken Sekkei — one of the oldest architectural firms in Japan (founded 1900). Structural engineering was handled by AE7, who developed the cantilever capable of carrying its own weight plus wind dynamic loads. Construction was executed by a joint venture of ALEC and Six Construct. Inside The Link, at 100 metres above ground, sit four restaurants, an observation deck with infinity pool, and Hilton hotel rooms.

The residences occupy one of the towers: 264 apartments under the One&Only brand — the first urban iteration of the luxury One&Only Resorts globally. Sizes range from 100 to 600 m², with finishes by Paris-based Jouin Manku (two-time Maison & Objet Designer of the Year), Bulthaup kitchens and Gaggenau appliances. Residents receive the One&Only privilege bundle: concierge, room service, access to all resort facilities, preferential rates at other One&Onlys worldwide.

The location between Downtown Dubai and DIFC makes One Za'abeel ideal for finance-sector executives: 5 minutes to DIFC offices, 10 minutes to DXB airport. Launch prices started at 8.5M AED for a 1-bedroom; penthouses from 100M.

01Origin2014 — 2017 · CONCEPT

ITHRA DUBAI · DEVELOPER STATEMENT

The idea of One Za'abeel originated within Ithra Dubai — the development arm of Investment Corporation of Dubai. The Za'abeel site was chosen strategically: precisely at the boundary between the historic city centre (Bur Dubai, Deira) and the new financial cluster DIFC. The brief was not simply another skyscraper but an architectural link between two eras of Dubai. The team commissioned Tokyo-based Nikken Sekkei — one of Japan's oldest and largest firms, known for Tokyo Skytree and Nakanoshima Festival Tower.

02Design2016 — 2018 · DESIGN

Nikken Sekkei's concept: two towers of different heights (305m and 235m) joined by a horizontal structure called The Link at roughly 100 metres above ground. The Link is a five-storey 'sky bridge' 226 metres long, of which 96 metres are pure cantilever — unsupported. Structural engineering was led by AE7. The team tested aerodynamics in wind tunnels in Canada and Australia: at this length and height, even mild wind would cause oscillation unacceptable for a hotel and restaurants inside.

The solution was passive tuned mass dampers (TMD) — the same family of system used in Taipei 101 and Burj Khalifa. Inside The Link sit restaurants, an observation deck with infinity pool, a conference centre, and Hilton hotel rooms.

Construction was executed by a JV of ALEC and Six Construct. The hardest part was lifting The Link. The 226-metre steel structure was assembled at ground level and then lifted using strand jacks — the same systems used to raise stadium roofs in Qatar for the World Cup. The lift took 12 days in September 2020. Once The Link was placed onto temporary supports at the two towers, only final welds remained. Then the supports were removed — and the structure has hung in the air on two points ever since.

04World recordJAN 2024 · WORLD RECORD

In January 2024 Guinness World Records officially recognised The Link as the world's longest cantilever. The previous record — Sky Habitat in Singapore at 33 metres — was beaten by a factor of 7.

The record carries weight beyond marketing: it validates the engineering school Dubai has built over the past 20 years. From Burj Khalifa (world height record) to One Za'abeel (world cantilever record), Dubai remains the global stage for architectural experimentation.

05OpeningFEB 2024 · OPENING
08February2024

One Za'abeel officially opened on 8 February 2024. The first occupants were One&Only and Hilton hotel guests; over the following months residents moved into the One&Only-branded apartments. By opening day, around 60% of residences had been sold. The Link's restaurants — Andaru, La Dame de Pic, Tasca by José Avillez, Sushi Samba — launched through Q1 2024.

06Life today2024 — TODAY · LIFE

Today One Za'abeel is the principal urban luxury object for Dubai's finance sector. Direct access to DIFC and Sheikh Zayed Road makes it a convenient base for senior bankers and fund executives. Hilton One Za'abeel and One&Only One Za'abeel occupy different towers and serve different guest segments — giving residents the choice between full-time living and renting via one of the hotel programmes.

In its first operating year, residence prices rose 25–30% according to brokers. On the secondary market, the most sought-after units are 1- and 2-bedroom apartments in Tower 1 (with Burj Khalifa views).
