One Za'abeel is Dubai's headline architectural reveal of 2024. Twin towers joined between roughly 100 and 105 metres above ground by The Link — a 226-metre horizontal cantilever. In January 2024, Guinness World Records officially recognised The Link as the world's longest cantilever.
The design was led by Tokyo-based Nikken Sekkei — one of the oldest architectural firms in Japan (founded 1900). Structural engineering was handled by AE7, who developed the cantilever capable of carrying its own weight plus wind dynamic loads. Construction was executed by a joint venture of ALEC and Six Construct. Inside The Link, at 100 metres above ground, sit four restaurants, an observation deck with infinity pool, and Hilton hotel rooms.
The residences occupy one of the towers: 264 apartments under the One&Only brand — the first urban iteration of the luxury One&Only Resorts globally. Sizes range from 100 to 600 m², with finishes by Paris-based Jouin Manku (two-time Maison & Objet Designer of the Year), Bulthaup kitchens and Gaggenau appliances.
