Architect: Soma Architects, a Dubai boutique-luxury firm. Interiors by Elastic Architects. The primary architectural characteristic: double-height living rooms (5.5 metres) and floor-to-ceiling glazing, giving an outdoor-pavilion feel. All units are 3-bedroom or larger, with sizes from 280 m² to 1,100 m² for penthouses.

Amenities are boutique-hotel grade: private beach cabanas, multiple pools, spa, golf simulator, wine cellar with tasting room. Service partnership with Dorchester Collection provides hotel-grade concierge and room service.

Pricing: 3BR from 22M AED, 4BR from 35M, penthouses from 60M to 200M+. It's one of the most expensive residence addresses on Palm and in Dubai overall. Buyers are predominantly globally-mobile high-net-worth families, for whom ONE is a primary or secondary residence in Dubai.

«Palm has no ultra-luxury object. Atlantis is mass, Anantara is mid-luxury. We need top-tier.»

OMNIYAT · 2016 BRIEF

By 2014 Palm Jumeirah had been shaped by various hospitality tiers (from mass Atlantis to luxury Waldorf Astoria), but lacked a pure-residence ultra-luxury object — without a hotel attached, with very few units and maximum personal space. Omniyat acquired a plot on Palm's trunk with direct Atlantis and Persian Gulf views and designed ONE as exactly that: a boutique residence for the wealthiest buyers.

02Design2016 — 2018 · DESIGN

Soma Architects designed a 14-storey object with radically low density: just 90 units on a 30,000 m² site. The main architectural innovation: 5.5-metre double-height living rooms in every apartment. This demanded a non-standard structure (every floor effectively occupies a 'double' volume in terms of height), increasing construction costs 2–2.5x compared to a standard residence of this size.
