DUKES The Palm

Seven Tides · Palm Jumeirah

DUKES The Palm is a five-star hotel owned by the Dubai developer Seven Tides on the west trunk of Palm Jumeirah, on Palm West Beach. According to Seven Tides, it has 273 rooms and suites and 287 serviced apartments in studio, one- and two-bedroom layouts; the developer's 2019 announcement gave 279 guestrooms, including 64 suites and a women-only floor.

MEED reported in April 2015 that the project had been put on hold after construction works were completed in 2010, and that Seven Tides was reviving it as a hotel with serviced apartments under the British Dukes brand. Gulf News and Construction Business News (May 2015) called the hotel Dukes Oceana; MEED and Gulf News reported 273 rooms plus 185 studios and 42 one-bedroom apartments, with the serviced apartments to be sold to investors. Business Traveller reported in October 2016 that the hotel, then named Dukes Dubai, was set to open that December.

In January 2019 Seven Tides signed Barceló Hotel Group to manage the hotel under its Royal Hideaway brand as DUKES Dubai – A Royal Hideaway Hotel. In May 2025 the developer announced that Minor Hotels, which already runs the neighbouring NH Collection Dubai The Palm, would take over operation from 1 August 2025. Facilities listed by Seven Tides include a private beach, an indoor pool, an outdoor infinity pool, a lazy river, a gym and six dining venues.
