Address Beach Resort is a 77-storey twin tower directly on the Jumeirah Beach Residence beach, delivered in late 2020. Architecturally, the project consists of two slender parallel towers joined at their summit by a sky-bridge that houses an infinity pool.

The key technical feature: the slenderness ratio (height to width) is about 1:13, making Address Beach Resort one of the most slender skyscrapers in the world. This demanded non-standard engineering solutions, including tuned mass dampers and a specialised bracing system between the two towers through the sky-bridge.

In November 2021, Guinness World Records officially recognised the 77th-floor pool as the world's highest infinity pool. Its altitude above sea level is 294 metres. The pool offers a panoramic view encompassing JBR beach, the Persian Gulf, Dubai Marina and Palm Jumeirah simultaneously — the only point in Dubai with this combination of vistas.

The lower floors house the Address Beach Resort hotel with 217 keys, managed by Emaar Hospitality. Above sit 217 residences from 60 m² studios to 4-bedroom penthouses of 350+ m². All apartments have direct sea views. Residents receive 5-star service: 24/7 concierge, room service, beach access with sun loungers, fitness centre, two restaurants. Pricing: studios from 2.3M AED, 1BR 3.5M, 2BR 6M, penthouses from 25M.

By 2014 Emaar Hospitality already operated the Address chain in Downtown Dubai but didn't have a single beachfront object under this brand. Address Beach Resort was to be the 'closing element' of strategy: a premium hospitality brand with direct beach access. The site was chosen at the northern end of JBR, at the very tip of The Walk promenade — a position with the widest viewing angle over the Persian Gulf, Marina and Palm Jumeirah.

02Design2015 — 2016 · DESIGN

The concept was unusual: instead of one massive tower (standard for coastal hotels at this height), two parallel slender towers connected at the very top by a 50-metre sky-bridge. Inside the sky-bridge — an infinity pool. This solved two problems: maintaining a slim silhouette (important for JBR's maritime panorama, where bulky towers feel intrusive) and creating a unique wow factor for the upper floors.

From an engineering standpoint, this required a special structure: each tower on its own is too narrow for its height (slenderness 1:13 — almost like a pencil), and stays stable only through bracing to the other tower via the sky-bridge. It's effectively one structural system of two thin legs and a horizontal beam at the top.

TOP SKY-BRIDGE

Construction was managed by a consortium led by Emaar Construction. The hardest part was installing the sky-bridge at the summit: a 50-metre steel structure supporting a pool with 60 tonnes of water weight had to be mounted at 290+ metres above ground. A strand-jack system was used — the structure was assembled at ground level, lifted hydraulically and fixed between the two towers. The installation took several days.

Address Beach Resort opened in November 2020 — during the height of pandemic-related restrictions on international travel. Despite this, the object immediately became one of the most discussed events of the year in luxury hospitality. By opening, around 60% of residential units had been sold — primarily to buyers from the CIS, UK and India, for whom a beachfront property with hotel service was a priority. The first official certification of the 77th-floor pool as a world record came a year after opening.

05GuinnessNOV 2021 · GUINNESS

In November 2021, Guinness World Records officially recognised the 77th-floor pool of Address Beach Resort as the world's highest man-made infinity pool. The previous record was held by Aura Sky Pool at The Palm Tower (200 m, opened 2020) — Address Beach Resort exceeded it by nearly 100 metres.

The seamless edge of the pool, with no visible supports, combined with the panorama of JBR beach, Marina and Palm, made it one of Dubai's most reproduced rooftop locations, especially on social media. In its first year of operation, more than 100,000 visitors passed through the pool.

06Life today2021 — TODAY · LIFE

Address Beach Resort has become the most profitable beachfront object in the Address portfolio of Emaar Hospitality. Hotel occupancy in 2024 exceeded 85%. Residences are actively used as short-term rentals — tourist demand on JBR is year-round, and the Guinness-record pool adds a meaningful premium to nightly rates.

Resale prices have risen 25–30% since opening. The most sought-after units are 2-bedroom apartments with direct Marina-and-beach views: these rarely come to market and trade fast when they do.
