Bluewaters Residences

Meraas · Bluewaters Island · 25.0795°N, 55.1238°E

Bluewaters Residences is a 10-building Meraas residential complex on the artificial Bluewaters island, delivered 2018. Heights range from 4 to 17 floors. Around 700 units: 1-, 2-, 3-, 4-bedroom apartments plus townhouses and penthouses.

The main locational feature: proximity to Ain Dubai (the observation wheel, which was the world's tallest when it opened in 2021) and direct access to a private waterfront promenade. Views are multi-directional: Persian Gulf, Dubai Marina, JBR Beach and Ain Dubai itself. Residents access a private beach club and a private waterfront.

Beneath the residential complex sits a retail level: Bluewaters Mall with dozens of shops and restaurants (including Madame Tussauds, Caesars Palace Bluewaters Dubai), fitness centres, a cinema. This makes Bluewaters self-sufficient — everything is within one island.

Island access: a pedestrian bridge from JBR (5 minutes walk to Marina beach) and a road bridge from Sheikh Zayed Road. This combination of island living plus mainland proximity makes Bluewaters unique: beach + seclusion + fast city access.

Pricing: 1BR from 2.5M AED, 2BR from 3.8M, 3BR from 6M, townhouses from 8M, penthouses from 18M.

Story

01Origin2013 — 2014 · CONCEPT

«Between Marina and the open sea, an island was needed — a destination people would come to.»

MERAAS · 2014 STATEMENT

In 2013, Meraas — a Dubai development group under Sheikh Mohammed — initiated an artificial-island project between Dubai Marina and the open Persian Gulf. The main element of the future island was to be Ain Dubai — the world's largest observation wheel. Bluewaters Residences was announced as the residential portion of a wider mixed-use project.

02Building the island2014 — 2018 · CONSTRUCTION

Two parallel layers were built: the island itself (sand reclamation, engineering) and the residential blocks with retail infrastructure. Construction ran 2014–2018. By Bluewaters Residences delivery (2018), Ain Dubai was still under construction — the wheel only opened in October 2021, after a three-year delay.

Finishes — Meraas standard: quartz countertops, premium ceramic tile, Bosch appliances. The object's infrastructure went far beyond standard residential: the island hosts restaurants (over 30 F&B outlets), retail, a beach club, beachfront, fitness centre, cinema. Multiple attractions with heavy footfall make Bluewaters one of Dubai's most active destinations.

04Life today2018 — TODAY · LIFE

Today Bluewaters Residences is one of Dubai's most desirable addresses for those seeking 'island lifestyle' with fast city access. Residents are split roughly between full-time owners and investors using short-term programmes. The opening of Ain Dubai in 2021 added a premium to prices: units with direct wheel views trade at a 25–35% mark-up.
