Al Habtoor Tower is a residential tower by Al Habtoor Group in Al Habtoor City on Sheikh Zayed Road, beside the Dubai Water Canal. The group held the groundbreaking ceremony in May 2023 and describes the building as the largest residential building in the world.
The Skyscraper Center lists it, under the name Al Habtoor City Tower, as structurally topped out with 86 floors and an architectural height of 345 m, designed by MAK Consultancy & Architects and built by China Railway 18th Bureau Group. The developer gives 1,740 residential units, including 41 Ultra Residences on floors 76 and above.
The tower is being built top-down over an existing parking basement of Al Habtoor City instead of demolishing it. Al Habtoor Group announced the topping-out in April 2026 and said handover would be phased, with over 1,300 apartments planned for summer 2026.
Al Habtoor Group announced the tower at a groundbreaking ceremony at Al Habtoor City on 11 May 2023. The initial plan was a G+7+73 building of 81 floors with 1,701 units, about 350,000 m² of built-up area and a 36-month completion target. The group said it was aiming for LEED Platinum certification.
On 24 May 2023 the group named China Railway 18th Bureau Group as main contractor, with Bauer on the piling works. The tower rises above an existing parking basement that serves completed Al Habtoor City buildings, so it is built top-down rather than by demolishing the basement. The topping-out at 86 floors was announced in April 2026, and the developer later reported the installation of the final glass façade panel.
