Shoreline Apartments is a cluster of 8 Nakheel residential buildings on Palm Jumeirah's trunk, delivered 2009. It was one of the island's first residential projects and serves as the entry point for buyers wanting to live on Palm with a minimal budget.

Approximately 1,140 apartments total: 50 m² studios, 1-, 2-, 3-bedroom layouts. Eight identical-height buildings (16 floors) sit along the southern side of Palm's trunk — the side sheltered from north-westerly winds, facing Atlantis and the Persian Gulf.

Each building has its own pool, fitness centre, security and direct private-beach access. This creates a 'cluster' feel where every building is self-contained.

Today's prices are Palm's most accessible: studios from 1.3M AED, 1BR from 1.8M, 2BR from 2.7M, 3BR from 4M. Yields 5–6%. This makes Shoreline the most popular entry-level address for Palm buyers.

«Palm needs an entry point. Not every buyer comes for a $20-million villa.»

Palm Jumeirah is Nakheel's master project — the first of the 'Trilogy' artificial palms. As island construction neared completion, Nakheel understood: successful population required not only the luxury segment (villas, hotels) but also accessible residential objects for the middle class. Shoreline Apartments was exactly that — mass housing for the mid-segment on a premium location.

02Construction2005 — 2009 · CONSTRUCTION

Architectural decision — 8 identical buildings on the southern side of Palm's trunk. Identity was a deliberate choice: all residents get the same experience regardless of the building they pick. Construction ran 2005–2009. By delivery, around 95% of units had been sold — a high figure for its time.

03Life today2009 — TODAY · LIFE

Today Shoreline is Palm Jumeirah's most sought-after entry-level address. The large inventory sustains an active secondary market. Residents are a mix of long-contract expats, investors using short-term programmes, and owner-occupants for whom Palm is a primary residence. Price per square metre stays consistently below neighbouring branded projects, but locations compensate.
