Town Square

Town Square is the flagship master-planned community of Nshama, a Dubai-based developer founded in 2014. It was launched in 2015 and lies near Al Qudra Road and Emirates Road, next to the Arabian Ranches Golf Course and the Dubai Polo & Equestrian Club. It was announced on about 750 acres; Nshama's current Town Square page gives more than 880 acres. On completion the developer expects about 18,000 apartments and 3,000 townhouses: three- and four-bedroom townhouses and mid-rise apartment buildings with one to three bedrooms.

The community is organised around a central park, which Nshama gives as 50,000 m². Its plans included a Vida hotel by Emaar Hospitality Group with 180 hotel rooms and serviced residences, and a Reel Cinemas cineplex. Nshama lists 13 km of cycling trails and a 10 km running track.

Nshama's contractors included Beaver Gulf Group for the Zahra and Hayat townhouses, United Engineering Construction (UNEC) for the Zahra and Safi apartment blocks, and Binladin Contracting Group for infrastructure works. Handover of the first homes, 320 Zahra townhouses, began in October 2017. In 2018 Nshama launched Rawda 2, four apartment towers overlooking the Town Square Central Park. In February 2025 the Roads and Transport Authority awarded a contract to widen Al Qudra Street and named Town Square among the developments the upgrade serves.
