Beach Vista was the first delivered tower in the Emaar Beachfront masterplan, opening in 2022. That meant — a pilot project for a new beachfront location, against which demand was tested for the entire district.

In 2017 Emaar announced Emaar Beachfront — a new masterplan on the peninsula between Dubai Marina and Palm. Beach Vista became the first project taken to market: it was the test of buyer response to the new district. Launch in 2018 came with aggressive pricing — 1.8–2M AED for a 1-bedroom (30% below Marina per square metre).

02Construction & delivery2018 — 2022 · CONSTRUCTION

Construction ran 2018–2022, delayed by the pandemic. By Beach Vista's delivery, Emaar Beachfront already had several projects under construction (Marina Vista, Sunrise Bay, Beach Mansion etc.) — meaning Beach Vista handed over as part of an established district, which lifted secondary-market prices significantly above the launch level.

03Life today2022 — TODAY · LIFE

Today Beach Vista is one of Emaar Beachfront's most liquid addresses. Buyers who entered at the 2018 launch see capital appreciation of nearly 2x. This has made the district one of Dubai's best performers on price growth. Residents are international buyers and investors using short-term programmes (7–8% yield).
