Marina Vista is a 57-storey Emaar tower in Emaar Beachfront, delivered 2023. It's one of the key projects of Emaar Beachfront — Emaar's new masterplan on an artificial peninsula between Dubai Marina and Palm Jumeirah, opened for development in 2018.
The complex comprises two towers: Tower 1 (57 floors, primary) and Tower 2 (40 floors). 423 apartments: 1-, 2-, 3-, 4-bedroom and penthouses. The corner-of-peninsula location yields a unique twin view: Dubai Marina and its skyline on one side, Palm Jumeirah and Persian Gulf on the other.

In 2017 Emaar announced Emaar Beachfront — a new masterplan on an artificial peninsula between Dubai Marina and Palm Jumeirah. By 2018 sales of the first projects began. Marina Vista became one of the district's flagship objects: angular peninsula corner with the best views and direct beach access.
Construction ran 2018–2023, delayed by the pandemic. By delivery, around 90% of units had been sold — a high figure for a new district. Buyers were predominantly international investors and full-time owners from Europe and India.
Today Marina Vista is one of the most liquid addresses in the new Emaar Beachfront district. Price per square metre rivals Dubai Marina (the neighbouring hood) but with a beachfront premium. Residents access Emaar Beachfront retail and amenities, rapidly forming as Dubai's new lifestyle cluster.
